Financing 101

Be ready to provide

Bank statements, W-2s, pay stubs, monthly debt amounts, and tax returns.

Once you've applied, avoid:

Large cash deposits, big purchases, co-signing loans, switching bank accounts, new credit applications, or closing accounts โ€” any of these can jeopardize your approval.

Real estate terms, plainly explained

Earnest Money Deposit

A sum (usually 1โ€“3% of price) paid to show you're committed once an offer is accepted.

Contingencies

Conditions โ€” like financing, appraisal, and inspection โ€” that protect your deposit until met.

Appraisal

A licensed appraiser's evaluation of the home's market value for your lender.

Inspection

A professional's thorough look at the home's condition โ€” an out-of-pocket cost, but worth it.

Escrow Company

The neutral third party holding funds and documents until every condition of the sale is met.

Seller Credits

Funds from the seller toward your closing costs โ€” they lower what you owe, but aren't cash back to you.
